Houses for sale in Osborne Village, Winnipeg have a community that is a densely populated, well-traversed, artsy area of the city. The Village hosts fantastic funky shops, trendy nightclubs and unique restaurants known only on Osborne Street. Osborne Village is desirable and considered one of the best communities in the city. It is very vibrant and diverse with a thriving business and entertainment culture. Many new families call the Village home as well as some older residents enjoying their view from the highrise apartments, but most residents are typically young, single and working in the area.

Osborne Village and this portion of Crescentwood form the MLS® area 1B. The greater city area, considered River Heights, is arguably one of Winnipeg's hottest real estate markets. Homes on Wellington Crescent proper are almost all mansions, while the street itself serves as one of several east-west thoroughfares, with others including Academy Road – known for its chic shopping, Corydon – which is studded with patios, and Grant – which is the busiest of the lot, and home to Grant Park Mall and other larger amenities. Osborne Village itself was once considered one of Canada’s coolest neighbourhoods for its boho-chic vibe (it’s also filled with nice apartments with views of the Assiniboine River). Riverview is perhaps the most-affordable area in River Heights for the moment, but the place continues to grow in price due to the excellence of South Osborne, a district that has become a culinary and live music destination.

A lot of the market is condos, from high-rise towers to boutique and converted buildings, so it suits people who want a lock-and-leave life in the middle of everything. Alongside them sit character homes and, on streets like Roslyn Road, some of the grand old houses from when this was one of the city's most prestigious addresses. Rental apartments round out the mix, which is part of why the Village stays so lively.

The most walkable neighbourhood in the city

This is about as walkable as Winnipeg gets, and a lot of people live here specifically to leave the car parked. Shops, restaurants and services line Osborne Street, downtown is a short walk or ride over the bridge, and frequent transit runs through. It draws young professionals, downsizers and anyone who wants to walk to daily life. Character, energy and convenience in one spot.

The two main paths are very different. A condo gets you low-maintenance, central living, but do the condo homework, the corporation's finances and reserve fund, the monthly fees and what they cover, and the building's rules, since fees and rules vary a lot. A character house on Roslyn or nearby gets you space and period detail, but comes with the usual older-home checks, wiring, plumbing, heating, roof. Know which one fits your life before you start.
