Description

Houses for sale in Charleswood, Winnipeg have a community that is semi-rural and upscale, known for its open grasslands, aspen-shaded woods, and unpaved roads with forest trails and lots of mom-and-pop shops and restaurants. Assiniboine Forest draws hikers, bikers, and birdwatchers with its nature trails and large population of white-tailed deer, while Assiniboine Park has an English garden and a zoo where polar bears swim through viewing tunnels. There’s a good mix of older homes and brand-new builds.

South Charleswood and this portion of Charleswood form the MLS® area 1N. The greater city area, considered Assiniboine South, is studded with stately houses situated on even larger plots of land, all just 10 minutes from downtown. Tuxedo would lay top billing to these homes, particularly along Park Boulevard and in the blocks surrounding the iconic Assiniboine Park. There’s no shortage of amenities including golf, tennis and the like, along with all the splendour of Assiniboine Park – with its summer and winter trails. This larger area also includes Charleswood, one of the city’s original suburbs where housing prices are more modest, riverside houses being an exception, and often located in forested areas where deer and other wildlife are abundant. Charleswood also has a continually growing culinary scene.

New homes in South Charleswood and RidgeWood West

The 1N area is South Charleswood, the newer-growing end of the neighbourhood, and it is where RidgeWood West and developments like it sit. The homes skew newer, on more contemporary, standard-frontage lots, often laid out around wetlands, native grasses and trails. If you want a recent or brand-new home in Charleswood rather than an older place on a big estate lot, this is where you look.

The modern side of Charleswood

What sets South Charleswood apart is that a lot of it is still fairly new, so the streets feel current and the homes come with open layouts and up-to-date construction. RidgeWood West brought a planned, landscaped feel to a neighbourhood better known for its older, wooded parts. So 1N suits buyers who want Charleswood's green reputation with a newer house under them.

Buying new in South Charleswood

Since so much of 1N is new or close to it, think new-build. What is included versus an upgrade? Any premium on a bigger, pond-facing or trail-backing lot? What does the Manitoba New Home Warranty cover, and yes, GST applies on a new build. On a finished resale, check what has been done since the original build, landscaping, a developed basement, and that it was permitted.

Who it suits, and selling

Move-up families and buyers who want current finishes and a newer home while keeping Charleswood's parks and trails close. Selling here, lead with the modern layout and upgrades, the lot and its setting, and the appeal of a newer home in an established, well-liked neighbourhood.
