Description

Houses for sale in River Heights, Winnipeg have a community that is a well-established area with a bounty of mature trees and historic buildings offering residents and visitors plenty to do and plenty to see. Whether enjoying some fine dining and boutique shopping on Academy Road, strolling under a canopy of elm trees with your sweetheart, or taking on the high dive at Pan Am Pool, this bustling residential neighbourhood delivers.

Armstrong's Point, River Heights North, and this portion of River Heights and Crescentwood form the MLS® area 1D. The greater city area, considered River Heights, is arguably one of Winnipeg's hottest real estate markets. Homes on Wellington Crescent proper are almost all mansions, while the street itself serves as one of several east-west thoroughfares, with others including Academy Road – known for its chic shopping, Corydon – which is studded with patios, and Grant – which is the busiest of the lot, and home to Grant Park Mall and other larger amenities. Osborne Village itself was once considered one of Canada’s coolest neighbourhoods for its boho-chic vibe (it’s also filled with nice apartments with views of the Assiniboine River). Riverview is perhaps the most-affordable area in River Heights for the moment, but the place continues to grow in price due to the excellence of South Osborne, a district that has become a culinary and live music destination.

Homes in River Heights (1D) and River Heights South

The southern reach of River Heights carries the same established character that defines the wider area, with a large share of homes built before the 1960s. Character houses in early architectural styles sit on generous, tree-lined lots, many lovingly kept up over the decades. Among them are renovated properties and newer custom builds, so buyers can choose between vintage charm and modern construction on the same streets.

A tree-canopied, central neighbourhood

This is a walkable, tree-canopied part of the city that draws families and professionals. Shopping and dining along Academy and Corydon are close, the Pan Am Pool and parks handle recreation, and the central location keeps downtown, the rivers and major routes within a short drive. As across River Heights, infill is part of the picture, with older homes on wide lots sometimes rebuilt or divided.

Buying here

On a character home, the old-house homework applies, wiring, plumbing, heating, foundation, and ask what has been updated. On a newer custom build, it is layout, finishes, the lot and permits. Matching the home to what you actually want, restored character or fresh construction, is the main decision. Selling here, the location, the mature street and the condition of the home are your strong points.
