Houses for sale in Crestview and Heritage Park, Winnipeg have communities that form part of a greater city area, considered St James/Assiniboia. It is a place that has no shortage of shops, restaurants, and a mix of rather quaint neighbourhoods that run either toward the Assiniboine River, and are thereby more pricey, or further north into nice quite streets that are studded with parks. The area is thus a mix of affluence, particularly in the St. Charles Country Club area around the river, to middle class, to more working class in the areas in and around the Winnipeg Airport. These neighbourhoods form MLS® area 5H.

Homes in Crestview

Crestview sits out on the far west side of St. James, tucked between Portage and Saskatchewan Avenues with the Perimeter close by. Most of the housing went up between about 1960 and 1980, so you are mostly looking at mid-century detached homes, bungalows and the like, on established, tree-lined streets. Around half the neighbourhood is single-detached. It is a settled, quiet area, and the homes tend to be well-priced next to the fancier riverfront parts of St. James, which makes it a real option for first-time buyers.

A practical, family-friendly pocket

This is an easygoing, family kind of neighbourhood. Plenty of parks, schools nearby, and everyday shopping close at hand. Nothing flashy, just solid homes on calm streets with green space around the corner. That is the pitch, and for a lot of buyers it is exactly the right one.

Buying a mid-century home here

Homes from the 60s and 70s are generally well-built, but they have some age on them now, so check the usual, furnace, windows, wiring, roof, and ask what has been updated. A dry basement matters, so look at the sump pump and how the lot drains. Some of these homes are close to original, some have been nicely redone, and that difference is what you are really comparing. Selling one? Show the updates and the yard, and let the quiet, established feel do some of the work.
