It is a place that has no shortage of shops, restaurants, and a mix of rather quaint neighbourhoods that run either toward the Assiniboine River, and are thereby more pricey, or further north into nice quite streets that are studded with parks. The area is thus a mix of affluence, particularly in the St. Charles Country Club area around the river, to middle class, to more working class in the areas in and around the Winnipeg Airport. Centreport forms MLS® area 5J.

What CentrePort actually is

Quick reality check on this one. CentrePort is not a normal residential neighbourhood. It is a big industrial and commercial area in the northwest, right by the airport, and it runs as Canada's largest tri-modal inland port, built for shipping, warehousing and manufacturing, with hundreds of businesses on the ground. If you are searching it hoping for streets of houses, this is not that.

What real estate here looks like

The action here is commercial and industrial, warehouse and distribution space, manufacturing, not homes. There is a residential piece planned within CentrePort South to house the workforce, and that will add housing over time. For now, though, if you want an actual neighbourhood to live in, you are better off looking at the St. James and northwest communities around it. Worth knowing that going in.

Why it matters

The whole point of CentrePort is movement. CentrePort Canada Way ties it straight into the Perimeter and the airport, which is why so many businesses set up here. As a place to work, ship and do business, it is one of the best-connected corners of the city. As a place to buy a house, look nearby.
