Description

Houses for sale in Bridgwater (often misspelled as Bridgewater), South Pointe, Prairie Point, and Waverley West, Winnipeg have communities that are being developed into attractive neighbourhoods that provide a mix of residential and commercial properties. The goal is to create a green, walkable community for residents of varying incomes, ages, and household sizes to enjoy. It is being designed with large detached homes, condos, apartments, lakes, playgrounds, parks, walking trails, schools, shopping, and traffic-calming measures to offer residents a safe and welcoming work/play environment. This desirable suburb is a safe, quiet, family-oriented community with plenty of attractive green spaces and natural beauty. The shops, restaurants, and services of Bridgwater Centre will eventually become a convenient hub for locals.

Bridgwater Centre, Bridgwater Forest, Bridgwater Lakes, Bridgwater Trails, South Pointe, Prairie Point, and Waverley West form the MLS® area 1R. The greater city area, considered simply Fort Garry, has neigbourhoods running alongside both sides of Pembina offering a range of housing prices from bungalows in Fort Garry proper, to large multi-storey homes in the older area of Whyte Ridge and the new ever-expanding burbs of Bridgwater, to farm-style abodes down in St. Norbert, where the city meets the prairie. Due to the constant growth of the Bridgwater area, more and more amenities like restaurants and shopping continue to pop up, however the area lacks primary and secondary schools.

Homes in Prairie Point

Prairie Point is one of the newer neighbourhoods on the south side of the Bridgwater and Waverley West area, and its housing is set up to give buyers more ways in. Alongside single-family homes you will find duplexes and townhouses, which makes it one of the more attainable pockets within a master-planned community better known for its larger and lakeside homes. If you want new construction and a modern layout in southwest Winnipeg, this is often the most accessible entry point.

A newer, planned setting

Prairie Point shares in the wider Waverley West plan, parks, walking trails, lakes and green corridors woven through the streets, with shopping and services growing alongside the housing. The mix of home types draws young families, first-timers and downsizers who want the amenities and planning of a newer community without stretching to the top of the market. Because it is still filling in, there is a good supply of newer homes.

Buying here: format and new-build basics

The choice of home format matters. A detached home gives you more space and a yard; a townhouse or duplex gives you newer construction with less upkeep, and for those, check the condo corporation or ownership setup and any fees. Because much of it is new, keep the new-build basics in mind, what is included versus an upgrade, the lot premium, the Manitoba New Home Warranty, and GST on a new build. On a resale, confirm what has been finished and permitted since the build.
