Houses for sale in Amber Trails, Winnipeg have a community that, when completed, will feature approximately 1,400 homes. Residents here can enjoy the picturesque views of the area's three man-made lakes or get out and stroll the neighbourhood's illuminated pathways. While this quiet suburb doesn't have much in the way of commercial development, its northwest location provides residents with easy access to public transit routes as well as the shops and services along McPhillips Street. A well designed system of intertwining trails connect the neighbourhood's parks and lakes, ideal for walking the dog or pushing the stroller (or both). When locals venture out of this attractively-landscaped subdivision, they can easily access the Garden City Shopping Centre.

Amber Trails, Old Kildonan, Parkway Village, and this portion of Garden City form MLS® area 4F. The greater city area, considered Seven Oaks, is filled with parks, the largest of which is Kildonan Park, and many desirable residential pockets can be found. The area has easy access to the great restaurants of North Main. Given the areas storied history, you’ll find a few noteworthy museums in the area, while many of the houses are handsome bungalows with quaint back and front yards located on quite tree-lined streets.

The housing in Amber Trails

Amber Trails is a planned, fairly modern neighbourhood out in the northwest, not one of the old bungalow districts. It filled in mostly from the 1990s into the 2010s, so the homes are newer. Detached houses make up most of it, everything from starter-sized to bigger family places, and there is a good chunk of townhouse-style condos too. That range is unusual for a suburb this size. It gives you a few different ways in.

Newer streets, built in stages

Because it went up in phases, the whole place feels current, modern layouts, attached garages, finishes that suit today's buyers. And you mostly skip the renovation guessing game that comes with older parts of the city. So the shopping is about floor plans, bedroom counts, garage and lot size, not the age of the furnace.

House or townhome? Worth thinking about

The choice between a detached house and a townhouse condo is a real one here. A detached home gives you more room and a private yard, good for a growing family. A townhome gives you newer construction with a lot less to look after, which is why first-timers and downsizers like them. If you go the condo route, dig into the condo corporation, the rules, the fees, what those fees actually cover. It matters, and it does not apply to the detached house next door.

Amber Trails is one of the more diverse parts of the northwest, with a strong Filipino and South Asian community, and it is family-oriented through and through. Selling here, you are talking to a wide crowd, newcomers, young families, people moving up within the area.
