How to Choose the Best REALTOR® in Winnipeg for Your Sale

The agent you choose has a real, measurable effect on how your sale goes, both the final price you achieve and how smooth the whole experience feels. Yet a lot of people pick the first name they recognize, or whoever quotes the lowest commission, or whoever suggests the highest selling price for your home, and then simply hope for the best. You can do far better than hope. Here is exactly how I would choose an agent if I were in your shoes, and I say that as someone who competes for this business every single week and knows what separates the good ones from the rest.

Start by confirming they are actually registered

This is the basic first filter, and it takes two minutes. Anyone selling real estate in Manitoba has to be registered, and the industry is regulated by the Manitoba Financial Services Agency under The Real Estate Services Act. You can read about that oversight on the MFSA real estate page. Better still, you can look someone up directly through the public registrant search to confirm they are active and in good standing. A true professional will not mind you checking, and if anyone bristles at the idea, that tells you something.

Look for genuine local track record

Real estate is intensely local, right down to the block. An agent who works your area knows what buyers there want, what recent homes actually sold for rather than what they were listed at, and how to price against the current competition. Someone who mostly sells across town, or two hours away, is guessing more than they let on, even if they are perfectly competent elsewhere.

So ask directly how many homes they have sold in your specific part of the city, whether that is Wolseley, Bridgwater, or a lake community like Gimli. Local experience shows up in sharper pricing and in an agent who can speak knowledgeably about the neighbourhood to prospective buyers.

Judge their pricing approach

How an agent arrives at a suggested price tells you a lot. A strong agent will show you the comparable sales that support their number and explain the adjustments they made. Be wary of anyone who simply throws out an impressive figure with no evidence behind it. Which brings me to one of the most common traps in this whole process.

Watch for the too good to be true list price

Some agents win your listing by quoting an eye popping price, higher than the market supports, precisely because it is what you want to hear. Then, once your home has sat for a few weeks with no offers, they start pressuring you to drop the price. Meanwhile you have lost the crucial early momentum when your listing was fresh. An honest agent tells you the truth about your home's value even when it is not the number you were hoping for, because a realistic price is what actually gets you sold for the most money. Do not choose the agent with the highest number, choose the agent with the best supported number.

Assess their marketing plan and communication

Ask what their marketing plan looks like beyond the MLS®. Who takes the photos, is it a professional or a phone in the agent's pocket? Where will your home be advertised? How will they reach buyers beyond your immediate neighbourhood? And just as importantly, how and how often will they communicate with you? A great agent who leaves you in the dark for two weeks at a time is a frustrating agent. You want someone who will keep you genuinely informed through the whole process.

Questions worth asking before you sign

Interview more than one agent, and ask each of them the same questions so you can compare real answers:

  • How did you arrive at this suggested price, and can you show me the comparable sales?
  • What is your marketing plan beyond the MLS®, and who takes the photos?
  • How and how often will you communicate with me?
  • What is your commission, and what exactly does it include?
  • Can I speak with a couple of your recent clients?

Pay close attention to how they answer, not just what they say. You want straight, specific, confident answers, not a rehearsed pitch or vague reassurance. Trust your read on whether this is someone you want to be in close contact with for the next few months.

Do not choose on commission alone

It is tempting to simply go with the cheapest quote, but the fee is only meaningful next to the result it produces. An agent who saves you one percent on commission but prices poorly, markets thinly, and negotiates weakly can easily cost you far more than they saved, straight off your final sale price. Ask each agent to explain exactly what their commission includes, then weigh the fee against the plan behind it. Value matters more than rate, every time.

Red flags to watch for

  • An eye popping list price that seems too good to be true, followed by pressure to reduce it later.
  • Vague or evasive answers about marketing, communication, or how they priced your home.
  • Pressure to sign a listing agreement immediately, before you have had time to think.
  • No recent sales or client references they are willing to share.
  • An agent who talks more than they listen, and does not seem interested in your specific situation and goals.
